We collect information necessary to manage properties, process bookings, and provide exceptional service. This includes:

1.1. Owner Data

  • Identification & Contact: Full name, residential address, email address, and contact number.

  • Financial & Legal: Bank account details for remittance, tax information (NPWP), property deeds/certifications, and relevant contracts.

  • Property Access: Keys, security codes, and access details required for management.

1.2. Guest Data (Booking Information)

  • Personal Identification: Full name, passport/ID number, nationality, and contact details (email, phone).

  • Booking Details: Travel dates, number of guests, booking platform reference (e.g., Airbnb, direct booking), and payment confirmation.

  • Preference Data: Special requests, dietary requirements, and preferences related to the stay.

1.3. Website & Usage Data

  • Technical Data: IP addresses, browser type, operating system, and data collected via cookies or analytics tools to monitor website traffic and performance.

2. How We Use Your Information

We use the collected data for the following essential purposes:

2.1. Property Management: To administer the property, schedule cleaning and maintenance, and manage access for contractors. 

2.2. Service Delivery: To process and confirm Guest bookings, facilitate check-in/out, provide 24/7 support, and manage concierge services. 

2.3. Financial Operations: To remit rental income to Owners, pay expenses, prepare financial reports, and ensure tax compliance as per Indonesian law.

2.4. Legal Compliance: To comply with local government reporting requirements (e.g., Guest registration with local authorities in Bali). 

2.5. Communication: To send Owners monthly performance reports and to communicate important updates or emergency information regarding the property.

3. Disclosure of Your Information

We do not sell or rent your personal data to third parties. We only share information as necessary to perform our services:

3.1. Owners & Guests: Guest information (name and duration of stay) is shared with the Owner for transparency. Owner details are only shared with Guests in emergency situations or with explicit permission. 

3.2. Service Providers: We share necessary data with trusted third parties, including housekeepers, pool maintenance teams, contractors, and specialized booking channel managers. These providers are bound by confidentiality agreements. 

3.3. Legal Requirements: We disclose information when required by Indonesian law, such as sharing Guest passport details with local police or village authorities (Banjar) for mandatory registration. 

3.4. Financial Processing: Sharing payment and bank details with authorized banking institutions to facilitate fund transfers and disbursements.

4. Data Security

We employ reasonable physical, electronic, and managerial safeguards to protect the information we collect. Financial and legal documentation is stored securely with restricted access. However, no data transmission over the internet or any storage system can be guaranteed to be 100% secure.

5. Your Rights and Retention

5.1. Data Access: Owners may request access to the personal and financial data we hold regarding their property and account. Guests may request access to their booking details. 

5.2. Data Retention: We retain personal data for the duration of the contractual agreement and for a reasonable period thereafter as required by accounting and legal regulations in Indonesia.
